Bulls Say

  • Vicinity has a stronger balance sheet compared with most of its peers. It gives them more capacity to undertake development.

  • Vicinity has several mixed-use development opportunities on existing assets. Adding high-density residential apartments to the shopping centers should in turn benefit retail sales.

  • Strong population growth in Australia should drive foot traffic in some of Vicinity’s destination centers and support tenant demand.

Bears Say

  • Consumer spending on apparel and dining out are easing to prepandemic trend levels. This could impact Vicinity's rent growth prospects.

  • Categories like dining and entertainment, which Vicinity has been increasing exposure to, typically require higher maintenance capital expenditure due to more intense utility.

  • Vicinity has significant exposure to higher-end brands and discretionary retailers, which are sensitive to consumer spending cyclicality.
